A while before closing the site he was looking for a buyer but I found the asking price to be very unrealistic, might explain why he closed it.

Butcher you know why it did not sell for the price he was asking>?
I will tell you so many of the listings were outdated or closed sites,it made no sense to buy.

My 1 cent on why he did this.

There was more money to be made redirecting the traffic of the domain to a porn site than getting affiliates off his listings,so he called the original site "Beta" to put it on a separate subdomain.
