Thinking of down grading selling my Mustang GT and F-150 getting a new Toyota Camry, pay one payment, one insurance and one maintenance.

That is a big change why you going for the Camry
I want a new car and one where the payments will be reasonable. Camry's have a solid record for reliability, I'll lease it for 2 years, save money and have enough to put down on my second property.
I think you are thinking smart, buy property it's an appreciating asset.

Starts at $43,000 plus and is too expensive imho, I'd buy a Civic for thousands less.

Why do all new cars have flush door handles like a Tesla, they are a pain in the butt to use.
